Scope of Services
We perform CSIA certified chimney sweeps, NFPA 211 inspections, flue relining, crown rebuilds, tuckpointing, and related masonry repairs. Minnesota adopts the International Mechanical Code through the Minnesota Mechanical Code, Minnesota Rules chapter 1346. Liner installations and structural chimney rebuilds are permitted work almost everywhere in the metro; sweeps and inspections are not.
Two distinct seasons for two distinct jobs. Sweeps and inspections spike from September as households book before the first burn, and again in January when something goes wrong. Masonry runs the other way: mortar will not cure below roughly 40 degrees, so crown rebuilds and tuckpointing are May-to-September work and the book fills by March.
We do not guarantee draft performance in homes with envelope modifications we did not assess. The local climate profile lists negative pressure in tightened envelopes as a hazard. If you've added spray foam or replaced windows since your last inspection, tell us before we start.
Estimates and Pricing
Written estimates are valid for 30 days. Prices assume access to the roof and chimney interior without obstruction. Unforeseen conditions may require a revised estimate before we proceed.
The configured typical permit fee is $110. The configured permit turnaround is 5 days. We pull permits where required and include the fee in your total. Inspection scheduling depends on city availability, which varies.
Scheduling and Cancellation
A continental climate with long, dry, very cold winters and warm humid summers; Heating season runs from early October into late April, and the first hard freeze usually lands in the second week of October. Book early if you need work done before the burn season starts.
Cancel or reschedule at least 48 hours ahead to avoid a trip charge. Weather delays are rescheduled without penalty. Masonry work pauses when the forecast drops below 40 degrees for the cure window.
Payment Terms
We accept cash, check, and major credit cards. Payment is due upon completion unless a deposit and balance schedule appears on your signed estimate. Deposits are nonrefundable once materials are ordered or permits pulled.
Invoices not paid within 30 days accrue interest at the maximum rate Minnesota law allows. You remain responsible for all collection costs, including attorney fees.
Warranties and Limitations
We warranty our labor for one year from completion. Masonry work carries a two-year warranty on the joint integrity, provided you keep the crown sealed and flashing tight. The local climate profile records 45 freeze-thaw cycles. The local climate profile lists freeze-thaw spalling as a hazard. We do not warranty damage from freeze-thaw cycles in unrepaired crowns.
Manufacturer warranties on liners, caps, and dampers remain with the manufacturer. We file claims on your behalf but do not extend or supplement those terms. Our liability for any claim is limited to the amount you paid for the specific service in question.
Customer Responsibilities
You must provide clear access to the chimney, both inside and out, and remove valuables from the work area. Notify us of any pets, alarms, or access restrictions before the appointment. You're responsible for repairing landscaping, drywall, or finishes disturbed during access unless we agree otherwise in writing.
You must disclose prior repairs, known defects, or unusual burning history. Concealing damage or modifications voids all warranties and may affect our ability to complete the work safely.
Dispute Resolution
Disputes are governed by Minnesota law and resolved in the state courts of the county where the work was performed. You waive any claim to consequential or punitive damages. This limitation does not affect your rights under Minnesota consumer protection statutes.
